If you're buying a home in the Tampa Bay area, one of the first questions you'll ask is what a home inspection costs. The short answer: most standard home inspections in Florida fall somewhere in a typical range that depends on the size, age, and condition of the property — plus any add-on services you bundle in.

Rather than posting a flat number that may not match your situation, we price each inspection individually. That said, here's what drives the cost so you can budget with confidence.

What affects the price of a home inspection?

Square footage is the biggest single factor. A 1,200 sq ft St. Pete bungalow takes less time on site than a 3,500 sq ft Brandon two-story, and the report reflects that difference.

Age matters too. Older homes across Tampa Bay — from 1950s St. Petersburg ranches to 1970s Tampa builds — tend to have more visible findings, older systems, and access quirks that add time.

Then there are add-ons. In Florida, buyers frequently bundle a 4-point inspection and a wind mitigation inspection with their full home inspection because insurance carriers require them. A pool and spa inspection is another common add-on, especially in Pinellas and Hillsborough waterfront communities.

Across the Tampa Bay market, a standard full home inspection on a typical single-family home generally falls in the mid-hundreds range. Smaller condos and townhomes can come in lower; larger or older properties run higher.

Add-on services each carry their own cost. A 4-point inspection, wind mitigation, or pool inspection is typically priced as a separate, smaller fee on top of the full inspection — or sometimes bundled at a package rate when scheduled together.
