How Long Does a Home Inspection Take?

For most Tampa Bay homes, a full buyer's inspection takes about two to four hours on site. A small condo or townhome can wrap in under two hours; a large or older single-family home with a pool and add-on inspections can run past four.

The written report is separate from the on-site time. Ours is typically delivered within 24–48 hours, so you can move quickly inside your inspection period.

What makes an inspection take longer

Square footage is the biggest driver — more rooms, more outlets, more plumbing fixtures, more roof to walk. A 3,500 sq ft two-story in Brandon simply has more to document than a 1,200 sq ft St. Pete bungalow.

Age is next. Older Tampa Bay homes tend to have more findings, mixed-era wiring or plumbing, and tighter crawl or attic access, all of which add time.

Add-ons stack on top. A 4-point inspection, wind mitigation, or pool and spa inspection each add roughly 30 to 60 minutes when scheduled alongside the full inspection — still far faster than booking separate visits.

Should you be there?

You're welcome to attend, and many buyers do. If you can only be there part of the time, the last 30 to 45 minutes is the most useful stretch — that's when we can walk you through what we found, show you the items that matter, and answer questions in person.

If you can't make it, nothing is lost. The report includes photos and plain-language explanations, and you can call afterward to talk through anything.

When to schedule inside your inspection period

Florida contracts typically give buyers a limited inspection period, so schedule as early in that window as possible. Booking on day one or two leaves room for the report, follow-up questions, and any specialist quotes you may want before your deadline.
