Brandon, Riverview, and FishHawk are full of 1990s–2020s production homes. Fast build cycles leave behind attic framing damage, missing insulation, sloppy HVAC duct connections, and drainage that was graded for the plan, not the lot. We look at the things the builder walkthrough skips.
Sinkhole-prone Hillsborough geology
Eastern Hillsborough sits in an area with documented karst activity. We document settlement cracking, door and window binding, and slab movement patterns so you know whether you're looking at cosmetic stucco cracks or something that warrants an engineer.
Drainage, retention ponds, and yard flooding
