Street-level retail and strip-center bays: low-slope roof condition, storefront glazing and entries, HVAC package units, service panels, and ADA-relevant access observations. Most of these buildings have been re-tenanted repeatedly, so systems are a patchwork of eras.

Small office & professional suites

Single-tenant and small multi-suite office buildings — roof and roof-mounted equipment, electrical capacity for the intended use, restroom plumbing, ceiling-plenum conditions, and evidence of past water intrusion above finished ceilings.

Warehouse & flex space

Metal and tilt-wall structures: roof panels and fasteners, structural framing as visible, overhead doors and dock equipment, slab condition and cracking, high-bay lighting, and electrical service adequate for equipment loads.

Small multi-family

Duplex through small apartment buildings — roofs, unit HVAC, water heaters, panels, common-area life safety, stairs and railings, and site drainage. Often paired with 4-point and wind mitigation for the insurance side of the deal.

Restaurant & food service

Grease-laden exhaust and make-up air, hood and duct penetrations at the roof, walk-in equipment condition, floor drains, and the electrical and plumbing capacity a kitchen build-out actually demands.

Mixed-use & converted buildings

Older masonry buildings converted to new uses carry layered permits and improvised systems. We document what's actually there versus what the listing claims, and flag what needs a specialist or a permit-history review.

What We Evaluate

  • Roof system — low-slope membrane, modified bitumen, metal or shingle, plus penetrations, flashing, drains and rooftop equipment curbs
  • Structure — foundation, slab, visible framing, masonry, lintels, and evidence of movement or prior repair
  • Electrical — service size and condition, distribution panels, visible wiring methods, and obvious overload or code-era concerns
  • HVAC — packaged units, split systems, and mini-splits: age, condition, and operation as safely testable
  • Plumbing — supply and drainage as visible, water heaters, restrooms, backflow, and grease-related fixtures where applicable
  • Life safety — visible exit routes, emergency lighting, extinguishers, railings, and stair condition
  • Interior & tenant space — ceilings, walls, floors, doors, and evidence of leaks or deferred maintenance
  • Site & exterior — parking surface, curbing, walkways, grading, and how the lot sheds water in a Florida storm

Is this the same as a Property Condition Assessment (PCA)?
No. A full ASTM E2018 PCA is a lender-driven, engineer-led document with cost tables and reserve projections. What we provide is an independent commercial condition inspection — systems evaluated, findings documented with photos, and clear language on what needs attention. If your lender specifically requires a PCA, tell us on the call and we'll say so directly.
How fast can you schedule and how fast is the report?
Commercial due diligence runs on deadlines, so tell us your inspection-period or lease-signing date when you call. Reports are typically delivered within 24–48 hours of the inspection, sooner when the timeline demands it.
Do I need an inspection before signing a commercial lease?
If you're taking on a triple-net or modified-gross lease, you may be inheriting responsibility for the roof, HVAC, and parking lot. An independent condition snapshot before signing tells you what you're agreeing to maintain — and it's negotiating leverage on the terms.
Can you inspect the roof on a flat commercial building?
Yes, when access is safe. Low-slope commercial roofs are where most of the money is, so we document membrane condition, seams, ponding, penetrations, flashing, and equipment curbs, and note anywhere access or weather limited the evaluation.
Can you add environmental or specialty services?
We coordinate mold, air quality, WDO, and sewer video inspection alongside the building inspection. Phase I environmental site assessments and formal engineering evaluations are separate specialist scopes — we'll tell you when a finding warrants one.
Who is the report written for?
You. We work for the buyer, tenant, or owner who hired us — not the seller, listing broker, or landlord. The report is written so you can hand it to your attorney, lender, or contractor without translation.
