How do I schedule an inspection?
Call 727-291-3322 or use the request form on our Contact page. Have the property address, type (single-family, townhome, etc.), and your inspection-period deadline ready. Email: inspectedfl@gmail.com.
What areas do you serve?
Tampa, St. Petersburg, Clearwater, Brandon, Lakeland, and surrounding communities across Pinellas, Hillsborough, Pasco, Hernando, and Manatee counties. If you’re nearby and unsure, call — we’ll confirm.
What’s included in a full buyer’s home inspection?
Major visible and accessible systems and components — roof, structure/exterior (as accessible), electrical, plumbing, HVAC, interior, and related residential items within a standard home inspection scope. See our Buyer’s Home Inspection page for detail.
How fast will I get the report?
We typically deliver reports within 24–48 hours after the inspection. Tell us if you have a tighter contract deadline.
What’s the difference between a 4-point and a full inspection?
A full inspection informs your purchase decision across the home. A Florida 4-point focuses on roof, HVAC, electrical, and plumbing for insurance underwriting. Many clients need both.
What is a wind mitigation inspection?
It documents features (such as roof attachment and opening protection) that may qualify you for windstorm insurance credits. Your insurer decides the credit amount. Confirm the current form requirements with your agent.
Do you inspect pools and spas?
Yes — as a focused pool & spa inspection, often scheduled with the full home inspection.
Will my insurance company accept your reports?
We provide the inspection documentation commonly used by Florida agents and carriers for 4-point and wind mitigation. Always confirm your carrier’s current requirements with your agent.
How should I prep for the inspection?
Ensure utilities are on, access is clear (attic, electrical panel, HVAC, rooms, gate/pool equipment), pets secured, and seller/listing access arranged. If it’s a condo, confirm association rules and access in advance.
Should I attend the inspection?
We recommend it when possible. You’ll understand findings better and can ask questions in real time. If you can’t attend, you’ll still receive the written report.
Do you quote prices on the website?
