What Is a 4-Point Inspection?

The four systems Florida insurers care about, when a 4-point is required, how it differs from a full home inspection, and how to prepare.

A 4-point inspection is a Florida insurance inspection that evaluates four specific systems — the roof, the electrical, the plumbing, and the HVAC — for a carrier deciding whether to write or renew a policy. It is not a full home inspection, it's faster, and it's almost always driven by your insurer, not by you. Here's what it covers, when you need one, and how it differs from the inspection you schedule during your purchase.

The four systems

Roof: covering type, age indicators, visible condition, and evidence of leaks. Electrical: service size, panel condition, wiring type (solid aluminum branch wiring is a known concern), and visible hazards. Plumbing: supply and drain material, visible leaks, water heater age and condition. HVAC: unit age, condition, and visible function. The inspector documents each and notes conditions a carrier is likely to flag.

What it doesn't cover: everything else. The 4-point skips structure, insulation, appliances, interior, exterior, and most of what a full inspection includes. That's by design — the carrier only wants to know about the four systems most likely to drive a claim.

When do you need a 4-point inspection?

Most Florida carriers require a 4-point on homes around 25–30 years old or older when you bind or renew a policy — the threshold varies by carrier. Your agent will tell you if one is required; if they say you need one, you need one before coverage binds.

It's common to schedule the 4-point alongside your full buyer's home inspection and a wind mitigation in one visit during the inspection period, since the same inspector can do all three.

4-point vs. full home inspection

A full home inspection covers the whole house for your benefit as a buyer. A 4-point covers four systems for the insurer's benefit. They're not interchangeable — you can't submit a full inspection report to satisfy a 4-point requirement, and a 4-point won't tell you about the foundation, the roof structure, or the appliances.

If you're buying, you typically need both. If you're already insured and your carrier asked for a 4-point at renewal, you usually only need the 4-point (and a wind mitigation if requested).

How to prepare

Make sure the inspector can access the attic, the electrical panel, the water heater, and the HVAC units. If the AC has been off, turn it on well in advance so it can be evaluated under load. Have your policy and any carrier-required forms ready if the insurer provided them.
