A sewer scope sends a waterproof camera down the home's main sewer lateral — the buried line running from the house to the city main or septic tank. It's one of the few ways to see a system that a standard home inspection can't evaluate, because it's entirely underground.
It's also one of the highest-value add-ons available, because a failed lateral is among the most expensive surprises a buyer can inherit.
What a sewer scope costs
In the Tampa Bay market, a sewer scope is typically priced as a modest add-on fee when scheduled alongside a full home inspection — a small fraction of what a line replacement costs.
Replacing or spot-repairing a collapsed lateral, by contrast, commonly runs into the thousands, and a full replacement under a driveway or mature landscaping can climb well past that. The math on scoping before you close is not close.
What the camera actually finds
Root intrusion is the most common finding in older Florida neighborhoods — mature oaks and ficus send roots into joints in clay or cast-iron pipe, gradually choking flow.
The camera also reveals cracks and offsets where sections have shifted, bellies where a sag holds standing water and collects solids, corroded or scaled cast-iron pipe, and blockages from grease or debris. Occasionally it turns up a line that was improperly repaired or connected.
Which Tampa Bay homes need one most
Any home built before roughly 1980 is a strong candidate — clay and cast-iron laterals from that era are at or past their service life across St. Petersburg, Tampa's older neighborhoods, and Clearwater.
Also scope it if the property has large mature trees near the line, if you notice slow drains or gurgling fixtures, if the home has been vacant, or if there's any history of backups. Newer PVC lines are less likely to fail, but a belly from settlement can still show up in new construction.
Add it to your inspection
The cleanest approach is to schedule the sewer scope at the same time as your buyer's inspection so everything is documented in one visit, inside your inspection period.
